Maintenance

Repairs, leaks, heating or cooling, appliances, locks, or property damage.

Housemates

Noise, shared spaces, safety concerns, or another issue with people in the home.

Before you call

Have these details ready.

Your name, property address, best callback number, when the issue began, and a short description of what happened. If it is safe, note any active leak, unusual sound or smell, error message, or visible damage. If we do not answer, please leave that information in a voicemail.

Urgent or routine?

Protect people and the property first.

Call 911 first

Call 911 for fire, a suspected gas leak, dangerous flooding, an immediate threat to someone's safety, or another life-threatening emergency. Once you are safe, call CPM.

Call CPM promptly

Call CPM for an active water leak, loss of secure access, a serious electrical concern, a major loss of an essential home system, or any condition that could quickly damage the home.

Routine maintenance

Appliance problems, minor contained leaks, cosmetic damage, and other non-urgent repairs still matter. Call CPM with the details so the team can triage the request.

Do not make an unauthorized repair

Unless immediate action is needed for safety, do not hire a contractor or make a permanent repair without CPM's authorization. If you took a temporary step to limit damage, tell us exactly what you did.

Common questions

A few things to know before you call.

What information helps with a maintenance request?

Tell us which room or system is affected, when the problem started, whether it is getting worse, and whether access, pets, or another household condition could affect the visit. CPM may ask for a photo or short video if it can be taken safely.

What should I do about a rent question or notice?

Have the notice or account information in front of you and call CPM. Do not include passwords, full bank or card details, or a Social Security number in a voicemail or text message.

What if I have a housemate or safety concern?

If anyone is in immediate danger, call 911. Otherwise, avoid escalating the situation and call CPM with the date, time, people involved, and a clear description of what occurred.

How do I confirm an unexpected payment or account request?

Use the public CPM phone number on this page to confirm any unexpected request before sharing information or sending money. Do not rely only on the phone number or link in an unfamiliar message.

Who should I contact about moving in or moving out?

Call CPM before making arrangements. The team will explain the steps, timing, access, property-condition, and account requirements that apply to your home.
